f you are buying a property then, "let the buyer beware". You need to question those people that are on a short list given to you by the sales agent. Use of lists can create a "steering" problem or cause for "negligent referral" for the person that generated that list from a sales office. It may be good to ask why those people are on the agents favorite list. I think you already know. If they were the so-called "deal-killers" that protect the buyers interests they wouldn't be on the list now would they? Some inspectors feel they actually work for the agent in order to stay on that short list.

Trouble Signs:

1). If the inspector doesn't want you at the full inspection do not hire him/her. If you can't be at the full inspection then you are mssing out on valuable information not contained in inspection reports that could alter or reinforce your decision.

2. A minimum on-site inspection usually lasts 4-5 hours just to collect information in order to generate a report. (peer group opinion of experienced professional inspectors)
